Munich Plans New Housing District at Studentenstadt U-Bahn Station – Affordable Housing for Students in Focus

Finding an apartment in Munich has long been notoriously difficult — especially for students.

The already strained housing market has been further impacted by the closure of several large residential buildings in the Studentenstadt complex due to renovation work. Now, the city council factions of the SPD and the Greens/Rosa Liste/Volt are advocating for the creation of a new urban neighborhood centered around the Studentenstadt U-Bahn station in the Freimann district.

Planned Urban Center: “Youth Living and Working” in Freimann

The proposal, developed in cooperation with Munich’s municipal utility company Stadtwerke München (SWM), envisions a modern, mixed-use neighborhood spanning the existing bus terminal and the adjacent park-and-ride (P+R) lot. In a joint press release, the SPD and Greens/Rosa Liste/Volt emphasized that the project could provide more than 1,000 new dormitory-style housing units. The goal is to create a vibrant, youth-oriented hub under the motto “Youth Living and Working,” specifically tailored to the needs of students and young apprentices.

“For young people in training or university, apartment-hunting in Munich is a serious challenge,” said Lars Mentrup, SPD city councilor for the Schwabing-Freimann district. “The area around Studentenstadt offers enormous potential to address this issue head-on.”

Double Land Use: High-Rise Residential Building Above Bus Station

The development plans follow a principle of land-use efficiency. One of the key ideas is to construct a residential high-rise directly above the existing bus terminal, allowing for dual use of the site. Innovative architectural solutions are also being considered for the neighboring P+R parking lot to add more housing without reducing the availability of existing transportation infrastructure.

Ideal Location: Close to Universities with Direct U-Bahn Access

Florian Schönemann, city councilor from the Greens/Rosa Liste/Volt, highlighted the strategic advantages:

“Right next to Studentenstadt, with excellent U-Bahn access to downtown, the main LMU campus, and the Garching research center, this location is ideal for creating affordable and climate-conscious housing for young people — in close cooperation with MVG and SWM.”

To push the project forward, the council factions have submitted an official proposal to Munich’s mayor, Dieter Reiter, and the city administration.
