The city is grappling with rising costs and an increasingly scarce parking situation. In the current “Parking Index 2025” by the portal leasingmarkt.de, which compared 25 German cities, the Bavarian capital ranks 23rd. This clearly shows that parking in Munich is not only expensive but also severely limited.
Parking Index 2025 Reveals High Rental Costs and Scarcity in Munich
The average rental cost for a private parking space in Munich is about €99 per month—significantly above the national average. Hourly rates for public parking spaces are also comparatively high, at around €2.25. In contrast, an annual residential parking permit is relatively affordable at approximately €30 per year.
Factors in the Parking Index 2025
The Parking Index takes into account various factors, such as the annual cost of residential parking permits, prices for private parking spaces, fees in parking garages and underground facilities, parking space availability, the ratio of vehicles to parking spaces, and the burden of parking costs on disposable income.
However, it’s not just the cost that makes parking in Munich difficult—it’s primarily the scarcity of available spaces. Statistically, there is only one parking space for every two passenger cars. Munich performs the worst in this regard. In total, there are around 359,500 parking spaces, of which approximately 120,000 are publicly managed—about one-third.
For Munich residents, this means that finding a parking space is not only a question of affordability but increasingly one of luck and patience. The Parking Index highlights how challenging it is to ensure functional and fair parking management in growing cities with limited space.
Parking Index Shows: Shortages and High Costs Pose Challenges
In summary, Munich currently ranks near the bottom in terms of parking availability and costs, underscoring the challenges for commuters, residents, and visitors. The combination of rising vehicle numbers and limited parking space ensures that the search for a free spot in the state capital remains a daily challenge.
