With this purchase, the municipal housing developer continues its cooperation initiative. The Baumkirchen Mitte neighborhood is gaining its “final building block” with the project—while Munich secures more affordable housing.
The development is located directly next to the local shopping center and close to the Berg am Laim S-Bahn station. Of the 65 apartments, 54 will be subsidized under the city’s EOF housing program, while eleven will be privately financed. The project also includes retail space and a daycare center. Completion and handover are scheduled for mid-2027.
Long-term affordable housing secured through acquisition
The purchase is part of Münchner Wohnen’s cooperation initiative, which has already delivered additional subsidized housing in several city districts in partnership with private developers and real estate companies. The goal is to ensure that the apartments remain affordable in the long term and that rent controls remain permanently in place.

Our partnerships with private developers allow us to act quickly in a tight market and provide new housing without delay,” said Christian Müller, Managing Director of Münchner Wohnen.
