The project of creating a large-scale and modern concert venue, Munich Arena, localized in the immediate proximity of the Munich international air hub, has successfully transitioned to the next regulatory-legal stage. The city authorities approved the detailed construction plan and introduced the corresponding adjustments into the general plan of the targeted use of land plots. This decision marked the official completion of the complex procedure of communal construction planning, which continued within the framework of various bureaucratic approvals over the course of four years.

The realization of this project presupposes the construction of an arena capable of competing with the leading world venues in the level of acoustic and technical equipment. According to official calculations and forecasts of the project company SWMUNICH Real Estate GmbH, the key vector of the activity of the complex will become the conducting of live musical performances of the top level.

In contrast to standard sports stadiums, which periodically are adapted for concerts, this object is initially projected with an absolute priority on the visual and sound characteristics of events. Engineering parameters of sound insulation, the geometry of the view of the stage from any point of the stands, the ergonomics of the internal space, and technical capacities for complex television and light production are completely adapted to the specifics of large-scale touring programs.

The Architectural Solution of the New Complex Reflects Elements of Bavarian Symbolism

The new venue Munich Arena is called upon to occupy an empty niche in the south-German region, becoming a key center of performances of performers of federal and international scale. The space is oriented toward the conducting of large-scale cultural events in the most diverse musical genres, including classic rock, pop music, modern hip-hop, and electronic music. Representatives of the operator company particularly emphasize the openness of the infrastructure for long-term cooperation with all independent performers, world concert agencies, and local promoters, which must exclude the monopolization of the market.

In the unique architectural appearance of the future structure, the developers laid a deep connection with the regional identity and cultural code of Bavaria. The external load-bearing grid frame of the building will be executed in the form of volumetric geometric rhombuses. This visual solution in detail repeats the elements of the official flag of Bavaria, making the object a recognizable architectural symbol of the region.

The Developers Prepared a Comprehensive Transport Scheme for Different Types of Movement

The advantageous geographical position of the object at the intersection of major European transport corridors near the airport must ensure a stable influx of audience not only from Bavaria itself and other federal lands of Germany but also from adjacent states — Austria, the Czech Republic, Switzerland, and Italy. According to an independent analytical study of the international audit firm Deloitte, the results of which lay in the basis of the financial-economic substantiation of the project, after the commissioning of the object into operation, the annual economic effect in the form of generated gross value added for the region will constitute around 355 million euros. In addition, the appearance of the object will create new jobs and will still further increase tax revenues into the local budget.

The most important part of the approved project documentation is a multi-component transport concept developed with the goal of minimizing the load on the existing network. It is called upon to integrate the arena into a single logistical system connecting lines of the suburban electric train (S-Bahn), regional trains, a branched network of bus routes, the infrastructure of personal automobile transport, taxi services, and modern services of joint trips (carsharing). Special attention in the plan is paid to the ecological aspect and the creation of a developed bicycle infrastructure with equipped parking lots and paths.

The managing director of the development company SWMUNICH Real Estate GmbH, Lorenz Schmid, explained that the object is positioned not simply as a utilitarian engineering structure for the conducting of mass spectacular events, but as a high-technology space capable of forming long-term quality impressions in visitors. According to his words, the main task of the project management consisted in the compliance with a balance between the rigid commercial interests of the entertainment industry and the long-term plans of sustainable development of the Bavarian region.

The Chief Burgomaster of Freising, Tobias Eschenbacher, characterized the future complex as a strategic factor capable of imparting a powerful economic and social impulse to the city and its environs.

She accented attention on the fact that the appearance of an object of such a scale guarantees international recognizability to Freising, will attract large investments into adjacent spheres such as the hotel and restaurant business, and will substantially strengthen the aggregate economic potential of the territory.

After the final approval of documents at the municipal level, the project will transition to the stage of detailed technical projecting and the immediate beginning of construction works, which will last until the end of the current decade.
