Munich Constructs Over 500 Affordable Apartments at McGraw Barracks Site

Munich / Giesing – Apartments and family units for civil servants in eastern Munich, totaling 554 units, represent the second-largest project by the Bavarian Stadibau GmbH, covering approximately 25,000 square meters.

The former McGraw Barracks site is set to be transformed into affordable housing. “The former barracks are becoming a vibrant residential quarter. With this project, Stadibau is not only creating new, affordable housing where it is needed but is also generating significant added value for the surrounding neighborhood through accompanying infrastructure,” stated Construction Minister Christian Bernreiter.

Two residential courtyards are planned along Stadelheimer Straße, featuring family apartments in the interior and smaller units to the south. A supermarket will provide for local daily needs, and three daycare centers will ensure childcare availability. The neighborhood is designed to be car-free above ground.

Green courtyards with trees will invite residents to stroll and linger, while the green roofs are intended for communal use by residents or for photovoltaic energy generation. Construction on the project began in 2023, and the Free State of Bavaria has now celebrated the topping-out ceremony. The buildings are expected to be completed in phases between late 2026 and early 2028, with the Free State investing over €225 million.

Minister-President Markus Söder expressed his enthusiasm for this “turbocharge for affordable housing,” describing the construction of the “modern and sustainable” residential quarter as a “clear signal.” Construction Minister Bernreiter emphasized that the neighborhood represents “significant added value for the adjacent community.”
