“Marina Monaco”: A New Recreation Area with a Lake and Beach Bar will Open in Munich

In the north of Munich, the implementation of a temporary use project for a former industrial zone is beginning. From mid-May, the "Marina Monaco" site will open on Frankfurter Ring, occupying the space of a pending construction plot.

The essence of the project is to organize a place for recreation during the period while preparatory work and sanitation are being carried out at the facility. A beach bar with an artificial pond, sun loungers, and leisure zones will be set up on the territory. A characteristic feature of the site will be the use of 10 real sailing and motor boats, which will be installed on the shore as stationary seating areas for guests.

This project is the initial phase of developing the plot and is aimed at creating a temporary point of attraction for citizens. The practice of temporary use (Zwischennutzung) allows for the exploitation of vacant areas for public needs without waiting for the completion of long-term construction cycles. For this location, it means a transition from a closed factory regime to an open format, which expands opportunities for leisure time in the northern part of the city.

Temporary Use of the “Die neue Schmiede” Quarter Construction Site

The object of transformation is a former factory territory with a total area of almost 60,000 square meters. For 120 years, this plot was used for the production of metal structures and was separated from the city by walls. In the future, the developer Hammer AG intends to build the “Die neue Schmiede” quarter here, which will consist of office buildings, hotels, and retail facilities.

At the current stage, soil remediation from accumulated industrial pollutants and the preparation of engineering utilities are underway on the site. In the future, the new quarter will house enterprises from the IT, media, and automotive sectors, and the architectural plan provides for the construction of a high-rise administrative building. However, since the implementation of the project is designed for a long term, the territory is temporarily handed over for social and commercial functions.

Not Just a Beach: Gyms and Seasonal Events in the Plans

Given that the development of the plot is planned in stages and active work in its front part will begin in approximately 10 years, Sylvenstein Event GmbH has become the operator of the territory. The “Marina Monaco” site is viewed as a multifunctional space where visitors will be offered gastronomy services, musical events, and sports activities.

Agency director Jürgen Bakof reported that the project will operate for about five years. During the warm season, from April to October, the emphasis will be on the beach format. In the winter period, the organization of traditional Christmas markets and the installation of lanes for playing ice stock (Eisstockschießen) are planned on the site. The program for the use of the territory also includes holding periodic flea markets and meetings for classic car owners. Starting in September of this year, the functionality will expand through the sports sector: halls for padel tennis, bouldering, and an indoor football arena will open here.

Visitors Can Relax in Real Boats

At the moment, the main technical work on the arrangement has been completed: the artificial pond is prepared and the boats have been delivered. In the near future, 800 tons of sand will be brought to the site, and the perimeter will be supplemented with palms and olive trees in tubs for zoning the territory. The official opening of the “Marina Monaco” project is planned for mid-May. More than 100 parking spaces are provided for guests, and the operating mode at the first stage is set from Thursday to Sunday.

Visitors will be offered the use of sailboats and sports motorboats as an alternative to ordinary terraces. The interior of the boats is preserved in its original form — with wooden benches and leather chairs. The establishment’s menu will be oriented toward Mediterranean cuisine, supporting the overall concept of relaxation.

In conclusion, it can be stated that the project is an example of the rational use of vacant land. Instead of a fenced-off wasteland, the city receives a temporary recreation zone with developed sports and gastronomic components, which will function until the beginning of the construction of permanent structures.
