Why Before the Elections: Hundreds of Apartments in Munich’s New Residential Quarter to be Ready for Move-in Soon

The new Orplid quarter in Munich is designed as a focal point for future residents. The Rothenfusser family plans to create a living space that meets specific requirements.

Munich — Orplid represents a fictional country from a poem by Eduard Mörike, a kind of idealized homeland. This is precisely what the new residential quarter in the Berg am Laim district is intended to become—this is the goal of the private developers, the Rothenfusser family. In April, the first 286 apartments of the first construction phase will be ready for occupancy.

The Rothenfusser family, who founded their own development company to realize the project, is pursuing ambitious goals. For many years, the nearly seven-hectare site—inherited by the renowned ophthalmologist Dr. Walter Rothenfusser from his father—was used as farmland and a soccer field. Now, they plan to create a quarter for people with specific housing and quality-of-life requirements. This will not be an ordinary residential complex, but a unique location characterized by tranquility and proximity to nature, featuring high-quality apartments with modern architecture and infrastructure for everyday comfort.

The project includes:

  • Commercial spaces and coworking workstations.
  • A bicycle repair shop with a rental point.
  • Parcel stations, public areas, and a small theater hall with an outdoor stage.
  • Medical services, climbing walls, workshops, and music rooms.
  • Urban gardening zones and rooftop fitness equipment.
  • A small local convenience store with a quarter manager.

Open inner courtyards and green oases are intended to foster community while maintaining private areas. Around the market square, a restaurant, an ice cream parlor, retail spaces for artisanal crafts, as well as playgrounds and gardens for children will appear. Additionally, the construction of an octagonal church for representatives of all world religions is planned. “We wanted to create living space and zones for new experiences,” Rothenfusser explained. According to his vision, the quarter will become a home for everyone seeking greater unity in life.

Social Environment Development in Munich’s New Quarter: Second Phase Approved

The project’s implementation involves affordable or socially oriented housing prices. Among other things, cluster apartments are being created, where six to eight small units are joined by common recreational areas and have their own entrances. This format is ideal for inclusive living, as well as for the elderly, students, or specific women’s communities. This is intended to ensure active interaction between different generations and lifestyles. Meanwhile, the city center can be reached in just a few minutes from the nearby Berg am Laim S-Bahn station. Orplid aims to combine proximity to the urban environment with the peace of nature.

The second phase of the project, costing 143 million euros, has already received approval and is in the planning stage. Directly adjacent on Truderinger Straße, two further sections of the residential complex are being built by the Büschl Group. The completion of the first part of this section is scheduled only for 2027, after which the property will be handed over to the management of Münchner Wohnen.
